Every great home starts with a great conversation.

Modular construction allows us to design, engineer, and build with precision — but that precision depends on understanding your vision, your site, and your timeline from the very beginning. Here are the key questions we’ll walk through together when starting your project:
1. Do you already have a floor plan?
Some clients come to us with architectural drawings ready to go. Others have inspiration photos, rough sketches, or simply a list of needs. Either is a great starting point!
If you already have plans, we can review them for modular compatibility and engineering requirements. If you don’t, our team can design a custom layout or guide you through proven configurations that work beautifully in a modular format.
2. What roof pitch do you prefer?
Roof design plays a big role in both aesthetics and performance. We also need to build it in a way that allows us to move it out of the plant!
Whether you’re envisioning a low modern profile or a more traditional pitched roof, knowing your preference early helps us design the structure, engineering, and transport logistics correctly from day one.
3. How many square feet do you need?
Size affects everything — layout, structural planning, transport strategy, and foundation design. We’ll talk about:
How many bedrooms and bathrooms you need
How you want your living spaces to feel (open concept vs. defined rooms)
Storage, utility, and mechanical space requirements
This helps us right-size your home for both comfort and functionality.
4. Is there an existing home that needs to be removed?
If there’s a structure currently on the property, that changes the early phases of the project. We’ll need to understand:
Whether demolition is required
Site access for equipment
Timing for removal relative to excavation and foundation work
Planning this properly ensures a smooth transition from old structure to new modular installation.
5. Are there City trees or other site restrictions?
The removal of some city trees can be quite prohibitive to your project and as such, modular construction may not be an option. Other constraints include the elevation of the site, power poles, and street lighting poles.
As such, a site review prior to committing to a modular design and build is essential for the project. Out team can usually complete this upfront review in a material of minutes.
6. Has the site already been developed?
A raw lot and a previously developed property are very different starting points. We’ll ask about existing driveways or access roads, grading and soil conditions if they’re known, and any prior excavation or foundation work. Understanding these details helps us coordinate the foundation design and site preparation smoothly with your local contractors.
7. Are services available at the site?
Utilities are a critical piece of early planning. We’ll confirm the availability of water, sewer or septic, and electrical power and how it will feed into the home.
8. What’s your ideal timeline for occupancy?
Modular construction offers incredible schedule control — but we still need to align design, permitting, site work, and factory production with your target move-in date.
